PUBLIC HEARING:

ZBA-20-1 Application for a variance from Section 8 for a 14’ side yard variance where 25’ is required for a two car garage at 19 Wilderness Way Owner/Applicant: Christopher Koza  (Received February 13, 2020 Decision within 65 day after close of P.H.)

 

 

Public Hearing was called to order at 7:30 by Mark Masinda.

Christopher and Kayla Koza are present to speak about the application. They stated that they would like to build a two car garage.

 

The applicants showed the Board Members a map of the property where they had highlighted the location of the leach fields, reserve system and the location of the foundation drain.

R. Maloney asked who the abutting property owner was. C. Koza said the Town owned the property it was original part of his lot but the land was needed for a drainage outlet. The land is Parcel A on the map.

The Board Members’ discussed the septic reserved location and the foundation footing drain.  

The hardship for the variance is the location for the reserve system site and the foundation footing drain located in the back of the house.

 

A letter from an abutting property owners in support of the application was added to the application.

 A site walk was done by Board Members on March 5, 2020.

 

R. Maloney motion to close the Public Hearing.

 

 

Regular Meeting:

Board Members seated, Steven Swart seated for William Bland.

 

 

Old Business:

R. Maloney motion to approve the variance from section 8 for a 14’ side yard variance to build a 24X24 garage adjacent to parcel A.

R. Maloney motion to approve the application. M. Masinda second the motion.

 

All Members voted in favor.

 

M. Masinda motion to approve the minutes of January 10, 2020. R. Maloney second the motion. All Members voted in favor.

M. Masinda motion to adjourn. J. Rup second the motion. All voted in favor. Meeting was adjourned.
